What our figures are

  • Dated. Every figure names who published it and the period it covers. Markets, rents, taxes and laws change; a figure is only as current as its date.
  • Often asking prices. Many property figures come from listing portals and measure what sellers and landlords ask, not what buyers and tenants finally pay. We say which is which.
  • Gross unless we say otherwise. A gross rental yield is a year's rent divided by the price, before costs, tax and empty months. What you would keep is lower.
  • Averages. A city or neighbourhood average says nothing certain about one particular home.

Forecasts

A forecast is someone's estimate, not a fact. We always name who made it and when, and we report forecasts as published, without endorsing them.

Your own decision

Buying property abroad involves taxes, laws and risks that depend on your own situation and change over time. Before you buy, check the current figures for the specific home, and take advice from a qualified, independent professional in the country where you buy.
